Lease terms

Lease Term is for minimum of one year, discount will be given if Tenant signs for two years. No Pets, No Smoking, these are two non negotiable items. Tenant is responsible for yard maintenance (mowing and shrubs). Landlord is responsible trees. All Cable/Internet service changes must be discussed and approved with Landlord prior to contracting with AT&T, Spectrum, Verizon, DirectTV, etc. Additionally, all security systems by businesses such as ADT/Allied/Vivint, etc. must be discussed and approved with Landlord before any holes are drilled in walls specifically in the Den, Kitchen and Master Bedroom and all outside buried cables & wiring must be approved by Landlord. All General Contractors, and Sub Contractors must be approved by Landlord. For example: Plumbing/AC/Electrical contractors called in emergency situations must be approved by Landlord or all expenses will be incurred by Tenant.
