Designed with groups in mind, this property comfortably accommodates up to 12 guests across the main house and a fun-filled bonus space known as "The Cave." The fully equipped kitchen features modern appliances, a coffee station with k-cups and sugar/creamer, an ice maker, an eating bar with seating, and all the necessary cookware, dishes, utensils, and kitchen essentials. The living area boasts a smart TV, a foosball table, board games, and a cozy fireplace for relaxing evenings, all supported by fast Wi-Fi throughout. Up to two pets are welcome with an additional pet fee of $200 per pet, and the property features a fully fenced backyard for your furry family members to enjoy. Parking is available on the driveway. Located just 8 minutes from Kyle Field and minutes from Texas A&M University, this property is conveniently situated near Anderson Park, Lemon Tree Park, and the Texas A&M Golf Course. Smoking is NOT allowed in or on the properties. If evidence of smoking is detected, $400 will be retained from the deposit to deodorize the home. Do not turn the thermostat below 69 degrees during the summer, as the unit could freeze, and the guest will be charged the cost to repair the heating/cooling system. When leaving in the summer season, turn the thermostat up to 80 degrees. When leaving in the winter season, turn the thermostat down to 60 degrees. Visitors other than those accounted for in the booking agreement may not stay overnight. If unauthorized guests are found to have stayed, a fee of $200 will be retained from the deposit plus $50 per person. Parties are prohibited. Absolutely no candles may be burned in the house or on the property. A grill is available for use in the backyard; please put it back in its original position and clean it after each use. You may use the firepit only when a burn ban is not in place. Guests will need to provide their own paper goods. An initial setup of trash liners, toilet paper, and hand soap is provided; extra items needed are the responsibility of the Guest. No trash or other items may be left on the property. Please collect all trash, bag it, and place it into the city garbage can. There will be a $25 charge if this rule is not followed. Close and lock all windows, close blinds, and lock all doors. Please return the key to the "cave" to its position on the hook by the door in the kitchen. Contact the booking agent immediately should any difficulty arise in properly securing the property. If the guest wishes to have an event at the property, permission must be obtained from the booking agent and homeowner, and an event fee will be added. Should there be security cameras, guests may not alter, tamper with, or access them in any way. Failure to follow this rule will result in charges to the guest for the full amount of the damages caused by such failure. Guests shall not disturb, annoy, endanger, or inconvenience neighbors, nor use the premises for any immoral or unlawful act. The homeowner or booking agent may enter the premises at any time without securing prior permission from the guest in case of emergency. Any guest who is found using illegal drugs or allows others to use illegal drugs on the premises will be immediately denied continued occupancy at these premises. Guests must be a minimum of 25 years or older to sign the booking agreement and be responsible for all guests in the party. The property may have one or more actively recording cameras overlooking the entrance, driveway, and backyard areas, which record audio and video. All devices are on the exterior of the property. The main house includes a dedicated desk/workspace in Bedroom 2, and "The Cave" features a dedicated workspace and comfortable seating area.
