LEASE TERMS: Lease Term: Twelve (12) months minimum Monthly Rent: $3,000 Security Deposit: One (1) month's rent due upon lease signing Utilities: Tenant is responsible for electricity, internet, cable, and any additional services contracted during the lease term Water and HOA fees may be included, subject to final lease agreement Occupancy: Maximum occupancy of two (2) adults Furnishings: Apartment is offered furnished Parking: Street Parking Pets: No Pets Maintenance: Tenant shall maintain the premises in clean and sanitary condition and promptly notify Landlord of any maintenance issues. Landlord shall be responsible for structural repairs and maintaining the premises in habitable condition as required by Puerto Rico law. Alterations: No alterations, painting, satellite installations, or modifications may be made without prior written approval from Landlord. Subletting: Subleasing, short-term rentals, Airbnb operations, or assignment of the lease are prohibited. Rent Payments: Rent is due on the first (1st) day of each month. Late fees may apply as specified in the lease agreement. Early Termination: Any early termination request must be submitted in writing and shall be subject to the terms established in the lease agreement and applicable Puerto Rico law. Renewal: Lease renewal options may be offered upon mutual agreement of Landlord and Tenant at least sixty (60) days prior to lease expiration.
