Use and Occupancy: This home is to be enjoyed exclusively as your private single-family residence a peaceful retreat for you and those named in the lease only. Tenant agrees that the Premises shall be used exclusively as a single-family residential dwelling and for no other purpose. No additional occupants other than those named in the lease are permitted to reside at the Premises without the prior written consent of the Owner/Landlord. Subleasing or assignment of the lease is strictly prohibited without the Owner's prior written approval. Utilities and Trash: To keep things simple, the Owner takes care of trash service for you! You'll just be responsible for your water, gas, and electric bills for the duration of the entire term of the lease. Security Deposit and Last Month's Rent: Tenant shall pay a security deposit and the last month's rent at lease signing. These payments shall be held in accordance with applicable New Mexico law. Failure to pay the security deposit or last month's rent prior to move-in will result in immediate cancellation of the lease agreement. No Smoking / No Events: Smoking is strictly prohibited inside the Premises or within 25 feet of any building entrance, windows, or ventilation. Tenant shall not hold or allow any parties, large gatherings, or events on the Premises at any time. Maintenance and Condition: Please help us care for this beautiful home by keeping it clean and in good condition. Tenant shall maintain the Premises in clean and sanitary condition and shall not intentionally damage, destroy, or neglect the property. Tenant shall promptly notify Owner of any needed repairs. If you notice anything that needs repair, let us know right away so we can fix it promptly for you! Unlawful Occupancy / Squatter Prevention: Tenant agrees that any unauthorized holdover or refusal to vacate the Premises beyond the lease expiration date shall be deemed unlawful trespass. Tenant acknowledges that any unauthorized persons occupying the Premises without a valid written lease agreement with the Owner shall have no tenancy rights and will be subject to immediate legal action for trespass and removal. Tenant agrees to cooperate fully with Owner and law enforcement in preventing and reporting any unlawful occupation or squatting activity on the Premises. Legal Fees and Enforcement: Tenant agrees to pay all reasonable attorney's fees and court costs incurred by Owner in enforcing any provision of this Lease Agreement, including eviction proceedings for nonpayment, unauthorized occupants, or violation of any lease term.
