      Terms at 14033 Coquina Bay Ave

      1. It is the tenant's responsibility to keep and maintain the yard in a healthy condition. That includes watering the yard as needed. If it is determined that the tenant is not keeping the yard in a healthy condition the landlord will step in and care for the yard at the tenant's expense. 2. As per the city ordinance, parking any vehicle in the yard for any amount of time is prohibited. If the tenant does so the vehicle will be towed at the tenant's expense. 3. The HVAC unit has been serviced and it's the tenant's responsibility to change the HVAC filter every month as recommended by the manufacturer. If the unit needs repair/replacement from not changing the filters the charge is at the tenant's expense. The HVAC will not operate at temperatures below 77 in the months of June, July, and August. Reducing the HVAC to below 77 could result in damages to the flooring and will be charged back to the resident. This applies to Pier and beam homes, not slab foundations. 4. Non-aggressive K9 breeds will be considered.
