Lease terms

Renter is responsible for water, electric and internet. Water is usually around $100 and electric is around $150-250 depending on how much the AC or heat is being used. There is no gas. There's a 2 car garage and guest parking about 30 feet from the house when you drive into the community. No smoking in the home. Cats and small dogs allowed (needs to be house trained, no puppies or kittens). Would require a one year lease and then could talk about the possibilities of going month to month after and would require a 30 day notice if wanting to move out. Move in costs would be first month's rent and deposit $1,925. Pet deposit non-refundable $500 if you have a pet. Yard work is done by the neighbor, he charges $7. If any maintenance issues occur I will be providing my phone number and will be quick in responding and resolving any issues. Background check and Credit check will be required through zillow and will need to provide paystubs to prove income(3x rent) and fill out an application if interested before viewing. i will also verify income through zillow. House will be available to move in 07/25/2026. I would also consider a roommate for $1,200/month but will be very selective(clean professional or student) and would still want an application and single person only with no pets. I am also considering selling if i can't find good tenants. would be asking for $230,000.
