Lease terms

Lease Terms: A 6-12-month lease is preferred. Security deposit is equal to one month's rent. First month's rent and security deposit are due at lease signing. Applicants must complete a credit, criminal background, eviction, and income verification. Household income should be at least three (3) times the monthly rent. A minimum credit score of 650 is preferred, though all applications will be reviewed on a case-by-case basis. *Utilities & Maintenance:* Tenant is responsible for electricity, gas, water, sewer, trash, internet/cable. Tenant is also responsible for replacing HVAC filters and maintaining the property in clean condition. Landlord is responsible for major repairs and maintenance not caused by tenant negligence. *Pets:* No pets permitted. *Smoking:* No smoking or vaping is permitted anywhere inside the home or garage. *Insurance:* Renters insurance is required prior to move-in and must remain active throughout the lease term. *Parking:* The property includes a private attached garage for tenant parking, with additional street parking available for guests or extra vehicles. *Appliances Included:* Gas range, microwave, refrigerator, washer, and dryer are included with the home. *Property Care:* Tenant agrees to maintain the home in good condition, promptly report maintenance issues, and comply with all lease terms. Unauthorized alterations or subleasing are not permitted without prior written approval. *Additional Information:* This home has been recently renovated with quality finishes and is professionally maintained.
