Lease terms

UTILITIES: Tenant responsible for setting up heat and electric in their name through MidAmerican Energy. Landlord pays for water, lawn care and snow removal. RENTERS INSURANCE: Tenant must have renters insurance policy. Tenant may set up a policy with any insurance company or will automatically be enrolled in the office plan for $20 per month. PETS (if applicable): $400 pet fee nonrefundable, due at move in. Pet rent is $35 per month per cat and $50 per month per dog. Must sign pet addendum and provide vet/vaccination docs. ESA/service animal is free with the correct paperwork. Application requirements: -$50 application fee to run credit/background. All adults over 18 must fill out application. This property does not accept Section 8 or vouchers. -Background check: no felonies. No evictions within last 5 years. -Credit requirements: A credit check may be ran if income is low, or if other items are flagged during the background process. -Income requirements: 3x monthly rent. Must be able to provide current proof of income. Cosigners are accepted and must also submit an application.
