Lease terms

Lease Duration - 12-month lease preferred - Available from September 15th - Open to renewal at end of term Rent & Payment - Monthly Rent: $3255 - Due on the 1st of each month - Late fee applies after a 5-day grace period Security Deposit - One month's rent due as security deposit - Fully refundable based on condition of the home at move-out Utilities & Maintenance - Tenant is responsible for: Electricity, gas, water/sewer, internet, garbage - Landlord pays: HOA fees - Tenant expected to report any maintenance issues promptly Pet Policy - Up to two pets allowed. A non-refundable pet fee of $300 per pet applies and $30 monthly pet rent per pet. No aggressive breeds allowed. Proof of vaccinations and pet insurance required. - No aggressive breeds; must follow HOA rules if applicable Other Terms - HOA rules must be followed (quiet hours, parking, etc.) - No smoking inside the property - Landlord will provide 24 48 hours notice before entry for maintenance or inspection Renewal & Move-Out - 30-day written notice required before move-out - Lease renewal options discussed 45 days before lease end
