Lease terms

Owner pays for basic pool maintenance, basic pest control and yard cutting and edging services. Tenant is responsible for all utilities such as gas, water and electricity. No smoking inside. Minimum 13 month lease. Tenant is responsible for winterizing home, hurricane and any severe weather condition preparedness. Any damages due to tenant's negligence are 100 percent tenants responsibility (including tenant's guests negligence). Must return house and appliances/electronics in same working conditions or fix/replace with similar value items/repairs. Landlord may drop by every 3 months for preventive maintenance assessment. Tenant must change air filters every 3 months or as specified by type of filter, or tenant will be responsible for AC repairs caused by not changing the AC filters. Tenant must water the grass, trees, palms and shrubs according to recommended guidelines. Tenant must not make wall/interior modifications without landlord approval (includes Safe installation). Tenant can not change the locks without written approval. I'm willing to discuss any projects tenants may have in mind. All utility services must be connected prior to move in date. Safety deposit and rent payment must be received before keys and possession of property are transferred to tenant.
