Lease terms

1. Rent & Deposit Monthly Rent: $1,400 (due on the 1st of each month) Security Deposit: $1,400 (refundable, subject to condition of property at move-out) Late Fee: $75 after the 5th of the month, plus $10/day thereafter until paid in full 2. Utilities Tenant is responsible for all utilities, including but not limited to: gas, electric, water, sewer, trash, and internet/cable. 3. Occupancy & Use Premises to be used solely as a private residence by the tenant(s) listed on the lease. No subletting or short-term rentals (Airbnb, etc.) without landlord's written consent. Maximum occupancy must comply with local housing codes. 4. Pets Dogs allowed with landlord's approval. Pet deposit: $250 (per pet, refundable). Pet rent: $50/month per pet. 5. Smoking & Substances No smoking, vaping, or illegal drug use permitted inside the property, garage, or enclosed porch. 6. Maintenance & Repairs Tenant must maintain property in clean, sanitary condition. Tenant responsible for lawn care, snow removal, and routine upkeep (changing furnace filters, smoke detector batteries, etc.). Tenant shall promptly report any damage, leaks, or necessary repairs to landlord. 7. Alterations No painting, remodeling, or alterations without prior written consent from landlord. No satellite dishes or antennas installed without approval. 8. Parking & Garage Detached 2-car deep garage available for tenant use. 220v hookup in garage to be used responsibly and safely. No inoperable vehicles stored on premises. 9. Security System Home is security system ready. Tenant may activate service at their own expense. 10. Windows & Treatments Triple pane windows with new blinds must remain intact and in good condition. Tenant may not remove or replace blinds without landlord approval. 11. Entry by Landlord Landlord may enter with at least 24-hour notice for inspections, repairs, or to show property to prospective renters/buyers, except in case of emergency. 12. Lease Termination Standard lease term: 12 months. Early termination requires 60-day written notice and may result in forfeiture of deposit unless otherwise agreed.
