Residential Lease Terms 1. Lease Term: This lease shall begin on move in date and for a total duration of one (1) year, unless terminated earlier in accordance with the terms outlined herein. 2. Rent: Tenant agrees to pay monthly rent in the amount of $1,300.00, due on the 1st day of each month. If rent is not received within 5 days of the due date, a late fee of $50.00 will apply. 3. Security Deposit: A security deposit of $1,300 shall be paid prior to move-in. The deposit will be held to cover any damages beyond normal wear and tear and may not be applied toward rent. 4. Utilities and Services: Tenant shall be responsible for payment of all utilities and services to the premises, including but not limited to electricity, gas, water, trash collection, and internet. 5. Maintenance and Repairs: Tenant is responsible for routine maintenance and the upkeep of indoor and outdoor fixtures. This includes lawn care, minor repairs, and maintaining the condition of tile flooring and other interior features. Landlord shall be responsible for structural and major system repairs, unless damage is due to Tenant's negligence. 6. Use of Premises: The property is to be used solely as a private residence by the Tenant and immediate family. No subleasing or assignment is permitted without prior written consent from the Landlord. 7. Pets: Pets are permitted with prior written approval from the Landlord and a pet rent of $30/mo each pet. 8. Entry: Landlord shall provide at least 24 hours' notice before entering the premises for inspections, repairs, or showings, except in case of emergency. 9. Alterations: Tenant may not make any alterations, additions, or improvements to the property without the prior written consent of the Landlord. 10. Termination: Either party may terminate the lease upon 30 days' written notice following the completion of the initial one-year term. Early termination by the Tenant may result in forfeiture of the security deposit and/or additional fees, unless otherwise agreed upon in writing.
