Rental Terms Tenants are responsible for all utilities, including gas, electric, cable/internet, and trash service through the City of Akron. The home is on a well and is equipped with awater softener. Tenants are responsible for purchasing and adding water softener salt as needed. Rent is due on the 1st of each month and must be paid via Zelle. Lawn care and routine yard maintenance are the tenant's responsibility. Because the property is located on a farm, the landlord will make reasonable efforts to keep the driveway plowed and accessible during snowfall. The lease term is 12 months, with the option to renew at the end of the lease if both landlord and tenant agree. The landlord will conduct routine property inspections or maintenance check-ins approximately twice per year, scheduled at a mutually convenient time and with any notice required by law. This is a smoke-free and pet-free property. Smoking and pets are not permitted on the premises. Monthly gross income of at least 3x the monthly rent. Minimum credit score of 700. No prior evictions. Background and credit check required. Security deposit equal to one month's rent.
