This is a studio, not an apartment. The studio was painted 2 years ago, and the floors are hardwood instead of carpet. This place is meant for one person, but at an extra cost, two people can live here. Read the Lease description below for more information. We do own dogs and prefer people who are okay with them; however, they won't be disturbing you and will be locked in their area most of the time. We DO NOT provide wifi or a laundry room. We also do not provide a parking spot, and you will need to find street parking. Contact me if you are seriously interested and would like to tour the place.

    Terms at 1400 Bush Ave

    Tenant Responsibilities and Lease Terms Occupancy and Rent: The unit is intended for single occupancy at $1,200. However, couples are permitted with an adjusted rental rate of $1,300 per month instead of $1,200 per month for single occupants. Damages and Repairs: The Tenant is responsible for any intentional damage caused to the property and will be required to cover the cost of repairs. The Tenant must promptly notify the Landlord of any necessary maintenance or repairs, such as clogged sinks, malfunctioning toilets, or other issues affecting the unit's functionality. Lock Policy: The Tenant is not permitted to change, remove, or install new locks on any doors without the Landlord's prior written consent. If a lock change is required for security reasons, the Tenant must notify the Landlord, who will arrange for the necessary changes. Unauthorized changes to the locks may result in deductions from the security deposit to cover replacement costs. If the Tenant loses a key, they are responsible for covering the cost of a replacement key. If a lock change is required due to a lost key, the Tenant may be required to pay for the new lock installation as well. The Landlord will need to have a copy of the key. Move-Out Notice and Condition: The Tenant must provide the Landlord with at least 30 days' written notice prior to vacating the premises. The unit must be left in a clean condition and free of any damage. Failure to do so may result in the forfeiture of the security deposit. Lease Renewal: The lease term is six (6) months, with the option to renew upon agreement between the Landlord and Tenant. Late Payment Policy: Rent is due on the agreed-upon date each month. If a payment is late and the Tenant has not communicated with the Landlord regarding the delay, the Landlord reserves the right to take immediate action, which may include issuing a notice of non-payment or beginning eviction proceedings. Security Deposit: A $1,000 security deposit is required at the start of the lease. The deposit will be reimbursed to the Tenant upon move-out, provided that the unit is left clean and in good condition, with no damages. If the unit is left dirty and/or with damages, the deposit will be withheld in full to cover cleaning and/or repair costs.
