Lease terms

Minimum stay is one (1) month. Base rent includes administration fee, water service, and internet access. A mandatory cleaning service is required twice per month at a cost of $125 per cleaning visit, billed separately in addition to rent. Tenant is required to maintain renter's personal property and liability insurance coverage during the lease term and provide proof of coverage upon request. The insurance policy must include a provision requiring the insurance company to provide official notice to Owner/Management in the event of cancellation, non-renewal, or material change in coverage. A 7% tourism/room occupancy tax will be added to the base rent for stays of less than three (3) months, as required by applicable regulations. Stays of three (3) months or longer are exempt from this tourism tax. For stays of three (3) months or longer, lease terms may be adjusted by mutual agreement, including possible changes to payment structure, deposits, and prepayment requirements. Long-term arrangements will be evaluated on a case-by-case basis.
