Lease terms

Long term rental only. 1 year minimum. Renter must provided past rental history for year, credit score, and income verification. Renter is responsible for electric, internet, and any repairs or maintenance of property or items (including cleaning and filter upkeep for stove top, dishwasher, and washing machine). Rental includes water, HOA fees and tax. Max 4 people, no subletting. No smoking allowed in or out of home (cleaning fees and repainting charges will be heavily enforced). Last month's rent due at signing. Renter is responsible for yard upkeep (yard tools are provided or renter can hire a monthly service). Renter is responsible for carpet and tile cleaning upon termination of lease (company link will be provided). Renter is responsible for garbage disposal every Friday morning (garbage truck comes every Friday morning in front of house) and return of garbage bin to back of house that same day. Alarm system is installed but if wanting to activate, renter is responsible for activation and monthly charges. Renter is responsible for all contents in townhome- inventory list will be provided. Renter is responsible to upkeep community rules and regulations and for any fees incurred due to wrongful parking or breaking of community rules.
