Lease terms

Yard Maintenance: The Tenant is responsible for the upkeep and maintenance of the yard and surrounding outdoor areas. This includes mowing the lawn, trimming bushes, weeding, and keeping the yard free of debris. The property should be maintained in a manner consistent with neighborhood standards. No Smoking: Smoking is strictly prohibited inside the rental property. Smoking is allowed only in designated outdoor areas, if applicable, and must be done in a responsible manner to avoid any damage or inconvenience to the property. Pets: Dogs are allowed on the property, subject to the following terms: A refundable pet deposit is required. The Tenant agrees to keep the pet under control at all times and to ensure that the pet does not cause any damage to the property or disturb neighbors. If pet-related damage (including but not limited to carpet cleaning or odor removal) is identified at the end of the lease, the pet deposit will be used to cover the costs, and it will not be refunded. Security Deposit & Lease Violations: Failure to comply with the terms of the signed lease agreement, including but not limited to yard maintenance, smoking restrictions, and pet policies, may result in the forfeiture of the security deposit. Additionally, any violation of the lease terms related to pets may also result in the loss of the pet deposit. The Landlord reserves the right to take appropriate action in the event of a lease violation.
