Tenant is responsible for utility bills (water, gas, electric and network). Last Month rent due at signing. No Smoking inside the property allowed. No pets inside the property allowed. No structural changes allowed without the consent and permission by the landlord. No nails on the walls. Any holes and chips on the walls require spackle and painted by the tenant. Tenant is expected to return the property as they received. All damages expenses will bear by the tenant. Before handing over the property to tenant, the property will be professionally cleaned by the landlord. Also carpets will be professionally shampooed and clean professionally. The tenant is expected to do the same at the end of the lease before returning the property back to the landlord. Tenant must replace carbon monoxide and smoke detector batteries every 6 month. Tenant required to keep all the appliances in working order at all times. During winter, heating system should be kept at 60 F at all times even if tenants are away for vacation. Tenant is responsible to pay first $150 for each repair. If the damage is caused by tenant's negligence and misuse, tenant is responsible for the entire repair. No Pets allowed in the premises at any time, including the pet\s of the guest. Any violation of this rule results into $1000 in penalty. Additionally, pay for the damages caused by the pet. Landlord holds the right to access the property for inspection and HOA maintenances with prior notice of 24 hrs. Tenant must abide all the rules and regulations of condominium. Tenant must obtain tenant's insurance policy and must provide a copy before the occupancy. The insurance policy must be kept current for the entire term of the lease. If the damage is more than security deposit, tenant must fix the damages according to landlord satisfaction. The lease is for 1 full year. If for any reason, tenant wants break the lease, tenant is responsible for the rent until landlord finds another tenant or until the end of the lease term whichever occurs first. Landlord holds the right to install the lockbox 45 days prior to lease termination if the tenant or landlord does not want to renew the lease.
