Bright, Scandinavian-inspired 2 bed, 1 Ba 2nd floor cottage, 725 sq ft, in a detached ADU that sits on a .5 acre lot on a quiet street (the cottage is on Evans Ave) in a quiet neighborhood, walking distance to Park Hill Orchard and a short bike ride to downtown easthampton (just over 1 mi to get to Union St. downtown) The apartment was custom crafted from the ground up by a team of architects, designers and builders in 2024. It is truly unique in the area: it is an efficient, stylish apartment that is not a soulless flip and is not a condo in a big building or an old house. There are no shared walls with neighbors, nobody living above or below you! It has its own yard, own private driveway, own serene balcony/porch. It will be unfurnished unless the tenant wants to purchase any furnishings which we are willing to pass along at very reasonable rates. Each bedroom fits a queen bed and has large windows. The unit is efficiently heated and cooled by a mini split heat pump and has a heat-pump hot-water heater. In-unit laundry (no trips to the musty basement!) includes an amazing new LG WashTower that must remain. The spotless bathroom includes a heated floor with Spanish tiles, and tub with Delta rain shower head, and space for linens/towels etc. There are two storage closets in the open concept living room/kitchen space and each bedroom has a sizable closet. The entire apartment was built for healthy air. Walls/ceiling/floor are heavily insulated with cellulose, not spray foam. All trim is naturally finished with Vermont Natural Coatings PolyWhey and the Flooring throughout is beautiful, comfortable Marmoleum planks by Forbo. Because the apartment is built to the latest standards of air-tightness, it has a continually running ERV that exchanges stale air in the building. The custom kitchen is worthy of a chef, with brand new stainless appliances including fridge, range, and dishwasher, powerful range hood, quartz countertops, and a huge butcher block peninsula that serves as a breakfast bar, workspace, or extra counter space for entertaining and cooking. Plenty of kitchen storage in the variety of cabinets, drawers and shelves. Because it is a new building, there are outlets everywhere! The living room has epic light that pours in through well-placed windows. Depending on the season you will feel like you are in a treehouse during the summer or have a peek at Mt. Tom in the winter. The spacious deck out back provides extra space for entertaining or taking in the morning sun, and private yard space around the building is available for your enjoyment. Shared access to an outdoor shed can provide additional storage that is dry but not conditioned. The private driveway has room for 2 cars and the quiet side street allows for safe on-street parking. The building is 100 ft away from the main house on the property but has separate yard space and driveway. I will maintain access to the garage/workshop that is below the apartment. I will periodically use the shop for personal projects but only between the hours of 9:30am to 4pm M-Th. Respectful (brief and quiet) access to retrieve items in storage can be at any time. Project work is sporadic, occurring perhaps an average of 2 weeks per month and some months not at all. If there were a specific request to avoid a certain time (like you are sick or have another reason to be in bed or working on something all day) we can try to accomodate. As such we would prefer a tenant with a regular off-site job, but this arrangement is negotiable and we would like to be non-intrusive so lets talk about your situation. Depending on the arrangement, we are wiling to offer additional storage and access to such to the tenant in the conditioned, insulated garage. This apartment has been a successful AirBnB for two years and has only received 5-star reviews. Throughout this time we have managed the working hours in clear communication with the guests and there has never been an issue. The all-electric home is easy to heat and cool, and electric is included, as is internet, which is used by the owner when accessing the shop. Tenant pays for trash (for us its $8/mo average at Valley recycling which is 5 mins away) and is responsible for cleaning snow on the entryway steps and on the back porch/balcony. Landlord will take care of yard, and driveway snow removal. I will manage the property directly and hope to build a relationship of respect and friendly cooperation with a tenant that cares for the space as we do.
