The rental term of the lease is a period of six (6) months or twelve (12) months. At the end of the lease of six (6) or twelve (12) months, the terms of the lease will continue in the form of a month-to-month tenancy with the option to renew the lease. Limits on occupancy are up to four (4) tenants, two tenants per bedroom maximum. Occupancy by any guest of the tenant for more than seven days in one calendar month is prohibited without the landlord's express written consent. The tenant may not assign the lease or sublet all or any portion of the premises without the landlord's prior written consent. The landlord will pay for water, trash and shared internet.
