No pet deposit or pet rent required. Maximum 3 pets allowed. No tobacco or marijuana smoking inside or outside the property. APPLICATION REQUIREMENTS All adults (age 18 or older) who intend to live in the home must submit a separate application. This includes adult children, live-in partners, and any other adult occupants. No guarantors or co-signers are accepted. Please disclose all occupants who will reside in the home, even part-time (more than 14 days annually), including children, relatives, nannies, and live-in caregivers. Failure to disclose all occupants is considered grounds for denial or, after move-in, eviction. If you require a live-in caregiver due to a disability, please submit an accommodation request, a verification letter from your healthcare provider, and an application for the caregiver. INCOME REQUIREMENT Documented household income of at least 2x the monthly rent is required ($62,400 annually for this unit). Income may be documented through four months of recent pay stubs, four months of bank statements, tax returns, or other verifiable income documentation. As an alternative, applicants may demonstrate financial ability through seasoned liquid savings of at least $62,400 held in a U.S. non-retirement bank account. Employment history should reflect at least six months with your current employer. CREDIT REQUIREMENTS All adults must have good to excellent credit (FICO 715 or higher). We run a soft-pull credit report through TransUnion, which does not affect your credit score. Written consent is required prior to running any credit report. The credit report must reflect no charge-offs, accounts in collections, legal judgments, vehicle repossessions, or bankruptcies. Low debt required. Applicants carrying debt exceeding 30% of their income will be denied. RENTAL HISTORY Three years of recent, positive rental history is required for all adult applicants, with no record of malicious property damage, illegal subletting, disruptive or threatening behavior, unauthorized pets, or illegal rent debt. Good, clean, and safe housekeeping is required. An unsatisfactory reference from a current or prior landlord or manager may result in denial. We favor applicants with stable, long-term rental history. Mortgage payment history does not substitute for rental history. EVICTION HISTORY No evictions. However, legally protected COVID-19 unpaid rent debt as defined by applicable federal, California, and municipal law during specified protected timeframes will not be considered a basis for denial. Applicants are welcome but not required to submit their COVID-19 Housing is Key award letter or relevant documentation. BACKGROUND CHECK A criminal background report is required for all adult applicants. Reports must show no recent serious convictions against persons or property, and no convictions for drug manufacturing or distribution. REFERENCES We require complete contact information for all current and prior landlords/managers and current and prior employers. If we are unable to reach a reference, or if any reference is unsatisfactory, the application will be denied. SECTION 8 / RENTAL VOUCHER APPLICANTS Section 8 and rental voucher applicants are welcome to apply and must meet the same written criteria, including a FICO score of 715 or higher (or alternative documentation per SB 267), documented income of at least 2x their portion of the rent or qualifying bank savings, four months of bank statements and a tax return, and a rental voucher program that covers a full 12 months of rent. GROUP APPLICATION POLICY If any adult in your group fails to meet our written rental criteria, or if any application documents are incomplete, inconsistent, or cannot be verified, the entire group application will be denied. ACCEPTED APPLICANTS If you are offered the unit but cannot sign the lease immediately, a $500 holding deposit may be accepted for a maximum one-week hold. This deposit converts to part of your security deposit upon lease signing. If you fail to sign within one week, or request changes to the lease language, we reserve the right to withdraw the offer. These criteria are applied consistently to all applicants in compliance with California Civil Code 1950.6 and all applicable fair housing laws.
