Lease terms

Tenant pays all utilities and is responsible for routine lawn maintenance. Renter's liability insurance with a minimum of $300,000 in coverage is required before move-in. The home includes select furnishings and a grand piano, which are to remain on the property and be returned to their original placement and condition at move-out. The grand piano is a carefully maintained instrument, and specific care expectations will be included in the lease. Pets are considered with approval. Up to two pets may be allowed unless otherwise agreed in writing. Pet rent is $50 per month or $75 per month if you have more than one. Households with a large or medium dog are limited to one large / medium dog (over 25 pounds). Two dogs under 25 pounds are permitted. Up to 2 cats are permitted. Dogs must be supervised outside and may be off-leash only within the fenced yard. Tenants are responsible for pet cleanup and any pet-related damage to the home, lawn, fencing, or landscaping. Preferred lease term is 12 months. Month-to-month terms may be considered by prior written agreement. Strict no-smoking property. No smoking, vaping, tobacco, marijuana, or smoke-producing products are permitted anywhere on the premises, indoors or outdoors. This policy is FIRM due to owner allergy concerns.
