Lease terms

Tenant is responsible for gas, electric, and water. Tenant Is responsible for renters insurance and would like a copy of it when signing the lease. Tenant is also responsible for changing the AC filters every three months. An additional $90 is required for the landscaping of the property. Landscaping is the responsibilty of the tenant. This is a 12 month lease, if tenants would like to extend it, must be by mutual agreement. Tenants to avoid outside, clutters and adhere to HOA rules and regulations, any fines due to negligence by tenants, shall be their responsibilities. Landlord may send a representative to inspect the property with 48 hours notice, or by mutual agreement. Security deposit is not to be used for last months rent, rather any damage to property, if all is clear, it will be refunded after move out, is signed and approved by both parties, within seven days. If either party does not wish to renew lease a 30 day notice in writing by certified mail with return signature.
