Lease terms

1. Tenant shall maintain all utility accounts in Tenant's name and pay all utility charges during the lease term. 2. Tenant shall be responsible for routine lawn maintenance, including mowing, trimming, leaf removal, and general upkeep of the yard. 3. Tenant shall comply with all HOA rules, regulations, and community standards. HOA dues shall be paid by Landlords. Any fines, penalties, damages, or enforcement costs resulting from the actions of Tenant, occupants, guests, invitees, or pets shall be the responsibility of Tenant. 4. Tenant shall maintain renter's insurance with a minimum of $100,000 liability coverage throughout the lease term and provide proof of coverage upon request. 5. Smoking and vaping are prohibited inside the dwelling, garage, and any enclosed portion of the property. 6. Tenant shall promptly notify Landlord of any maintenance issues that may result in property damage if left unaddressed. 7. Tenant shall replace HVAC air filters at least every ninety (90) days. Failure to do so resulting in damage to the HVAC system shall be considered tenant-caused damage. 8. No pets are authorized unless approved in writing by Landlord and documented in a separate Pet Addendum identifying each animal. 9. Pet-related damage beyond ordinary wear and tear shall be Tenant's responsibility and may be deducted from the security deposit in accordance with Maryland law. 10. Tenant shall provide the names of all occupants prior to occupancy. No additional occupants may reside at the Premises without Landlord's written approval. 11. Rent is due on the first (1st) day of each month. A grace period of five (5) calendar days shall apply. If rent is not received by the end of the grace period, a late fee of $175 shall be assessed. 12. Any payment returned for insufficient funds shall incur a $50 returned-payment fee in addition to any actual bank charges incurred by Landlord. 13. Subletting, short-term rentals, Airbnb, VRBO, room rentals, or similar occupancy arrangements are prohibited without prior written consent from Landlord. 14. Tenant shall replace batteries in smoke detectors, carbon monoxide detectors, thermostats, garage door openers, and other battery-operated devices during the tenancy. 15. Tenant shall reimburse Landlord for maintenance calls caused by Tenant negligence, misuse, abuse, failure to perform required maintenance, clogged drains, tripped breakers, dead batteries, or similar tenant-caused conditions. 16. Upon vacating the Premises, Tenant shall provide a receipt showing professional carpet cleaning completed within seven (7) days prior to surrendering possession. 17. Upon expiration of the initial lease term, the tenancy shall continue on a month-to-month basis unless terminated by either party with sixty (60) days written notice. Landlord may adjust rent upon providing notice required by Maryland law. 18. Security deposit shall be held in accordance with Maryland Real Property 8-203. 19. Rent Review and Renewal. Upon the one-year anniversary of the commencement of this Lease and at each renewal thereafter, Landlord may review the rental rate based on increases in property taxes, insurance premiums, HOA assessments, maintenance costs, utilities paid by Landlord, and other operating expenses. Any rent increase shall be provided in accordance with Maryland law and shall not exceed ten percent (10%) of the then-current monthly rent during any twelve-month period unless otherwise agreed to in writing by Tenant and Landlord.
