Lease terms

Tenant pays for utilities. Basic screening before a tour: tenants should make at least 3x the rent and not smoke. Tenant Selection Criteria: 1. Rental History: Provide rental residency history in order to process your application. If you rented, Landlord contact information must be filled out. 2. Employment History: A consecutive two years of employment history should be submitted in addition to proof of income of at least 3x the amount of rent. In lieu of employment history, provide proof of income with bank statements showing deposits for the preceding three or more months. 3. Property Condition: You accept the property in an as-is condition. Renters agree to submit requests for changes to the property in writing. 4. Deposits: Applicants are required to submit security deposit via online payment within 48 hours of signed lease. Failure to do so will result in cancellation of the lease. If owner permits a pet, the pet deposit must be paid before move in. 5. Photo ID: All residents 18 or older must submit a copy of their driver's license or other approved photo ID with the application. 6. Credit: A credit report will be run for each applicant 18 years or older. 7. Criminal: A criminal background check will be run for each applicant 18 years or older.
