Terms at 1391 S 3600 E

1. Use of Premises The Premises shall be used solely as a private residential dwelling for the Tenant(s) listed in this Lease. No business, commercial, unlawful, or other non-residential use shall be conducted on the Premises without prior written consent from Landlord. Only the individuals listed in this Lease may reside in the Premises. Any additional occupants or long-term guests must receive prior written approval from Landlord. 2. Lease Term This Lease shall 12 months ("Lease Term"). Upon expiration, the Lease shall convert to a month-to-month tenancy unless otherwise agreed in writing by both parties. 3. Rent Tenant agrees to pay monthly rent in the amount of $2,000.00 due on the 1rst day of each month. Rent shall be paid to: _Miguel Peralta_ Accepted payment methods: _Zelle or with a Wire Transfer__ Rent is considered late if not received by 11:59 p.m. on the 2nd of the same month with a late fee of 150.00 4. Security Deposit Tenant shall pay a security deposit of $2,000.00 prior to occupancy. The security deposit may be used for unpaid rent, damages beyond ordinary wear and tear, cleaning, removal of abandoned property, or other charges permitted by Utah law. 5. No Pets Policy No pets or animals of any kind shall be kept, harbored, or allowed on the Premises at any time, whether temporarily or permanently, without prior written consent from Landlord. This includes pets belonging to guests or visitors. Unauthorized animals shall constitute a material violation of this Lease and may result in fines, removal of the animal, and/or termination of tenancy. This provision does not apply to lawful service animals or assistance animals as required by applicable law. 6. No Smoking / No Vaping Policy Smoking and vaping are strictly prohibited anywhere on the Premises, including but not limited to: Inside the townhouse Garage Patio / backyard Entryways Common areas Within 25 feet of doors, windows, or ventilation intakes "Smoking" includes cigarettes, cigars, pipes, hookah, marijuana, e-cigarettes, vape devices, or any other inhaled or burned substance. Tenant shall be responsible for all costs related to smoke, odor, or residue removal, deodorization, repainting, duct cleaning, and damage caused by smoking or vaping. Violation of this policy shall constitute a material breach of this Lease. Utah law expressly allows smoking restrictions in rental agreements. 7. Drug-Free Premises The Premises shall remain a drug-free property. Tenant, occupants, and guests shall not manufacture, distribute, possess, use, sell, or store any illegal drugs, controlled substances (without valid prescription), drug paraphernalia, or any illegal intoxicating substances on or near the Premises. Any criminal drug activity by Tenant, household members, occupants, or guests shall constitute a material and non-curable default under this Lease and may result in immediate termination as permitted by Utah law. 8. Maintenance and Cleanliness Tenant shall maintain the Premises in a clean, sanitary, and safe condition at all times. Tenant shall: Keep the Premises clean and free of trash Properly dispose of garbage Maintain appliances and fixtures in good condition Promptly notify Landlord of maintenance issues Be responsible for damages caused by Tenant, occupants, or guests beyond ordinary wear and tear Utah law requires tenants to maintain rental property in a clean and safe condition and comply with lease rules. 9. Repairs and Maintenance Requests Tenant shall promptly notify Landlord in writing of any needed repairs or unsafe conditions. Tenant shall not make repairs, alterations, or improvements without Landlord's prior written consent. 10. Alterations Tenant shall not paint, remodel, install fixtures, mount televisions, or make alterations to the Premises without prior written approval from Landlord. 11. Quiet Enjoyment / Nuisance Tenant shall not disturb neighbors or interfere with the peaceful enjoyment of surrounding properties. Tenant, occupants, and guests shall not engage in: Loud music Excessive noise Disorderly conduct Illegal activity Nuisance behavior 12. Guests Guests staying more than _14__ consecutive days or more than _14__ days in any 30-day period require Landlord's written approval. Unauthorized occupants may constitute a lease violation. 13. Parking Tenant shall park only in designated areas. No inoperable, unregistered, or abandoned vehicles may be stored on the Premises. No vehicle repairs, oil changes, or mechanical work may be performed on the Premises or in the Parking Garage without written approval. 14. Landlord Entry Landlord may enter the Premises for inspection, repairs, maintenance, or showing the property upon at least 24 hours' notice, except in emergencies. Utah law generally requires at least 24 hours' notice unless otherwise stated in the lease or in emergencies. 15. Prohibited Conduct Tenant shall not: Violate any law Create a fire hazard Damage the property Store hazardous materials Engage in criminal conduct Use the Premises for unlawful purposes 16. Default Tenant shall be in default of this Lease for: Failure to pay rent Unauthorized occupants Unauthorized pets Smoking or vaping Drug-related activity Property damage Repeated disturbances Violation of any material lease term Default may result in notices, fees, legal action, and eviction as permitted under Utah law. 17. Attorney Fees In any action arising from this Lease, the prevailing party shall be entitled to recover reasonable attorney fees and costs as permitted by Utah law. 18. Governing Law This Lease shall be governed by the laws of the State of Utah.
