Lease terms

12 month residential lease is required unless otherwise agreed in writing. Move In Requirements: At the time of lease signing, the tenant must provide: First month's rent Last month's rent Security deposit All payments must be received in full before occupancy is granted. Rent & Utilities: Water service is included in the monthly rent. Tenant is responsible for all other utilities, including but not limited to electricity, internet, and any optional services. Maintenance Responsibilities: Tenant is responsible for routine maintenance and repairs to all appliances and the air conditioning unit, including filter changes and minor repairs. Landlord remains responsible for structural components and major building systems not caused by tenant negligence. Pet Policy: Pets are permitted on the premises. Smoking Policy: Smoking is strictly prohibited inside the apartment. Smoking is permitted only in outdoor areas in compliance with local laws. Parking: The unit includes one designated parking space. Additional parking is available on grass areas or in designated guest parking locations, subject to community rules. General Occupancy & Conduct: Tenant must comply with all property rules, local ordinances, and lease provisions. Tenant is responsible for maintaining the premises in clean, sanitary condition. Any damage beyond normal wear and tear will be charged to the tenant. Unauthorized alterations to the property are not permitted without written approval from the landlord. Renters Insurance is highly Recommended.
