Code 42-3505.10, the housing provider presents this written notice of tenant screening criteria prior to requesting any information or application fees from a prospective tenant. 1. Application Fees, Deposits, & Add-ons Application Fee: $35 per adult applicant (non-refundable, paid directly to Zillow for third-party screening costs). Security Deposit: Equal to one month's rent ($3,850), due upon lease signing and held in an interest-bearing account. Move-in/out Fee: A $150 move-in/out fee is required by the condo association. Parking: An optional, connected garage parking space is available for an additional cost of $150 to $225/month, subject to building availability. Available Units: 1 unit available. Condo configuration: 2 Bedrooms, 2 Baths plus den/office. Advertised rent: $3,850/month. 2. Property Rules & Restrictions Smoking Policy: This is a strictly smoke-free property. No smoking of any kind is permitted inside the unit. Pet Policy: Pets are negotiable. Final approval is subject to breed, size, and history review. Additional pet deposits or fees may apply upon mutual agreement. 3. Application Processing Timeline A final approval or denial decision will be rendered within 7 business days of receiving a fully completed application and all requested verification materials. 4. Types of Information Accessed Screening is processed securely via Zillow Tenant Screening. The process accesses: - Credit reports and scores. - Nationwide criminal background history. - Multistate eviction history. - Employment, active income, and banking records. - Prior landlord references. 5. Automatic Denial Criteria An application will be automatically rejected for any of the following: - Material misrepresentation, omissions, or falsified information on the application. - Gross monthly household income less than 2.5x the monthly rent amount (minimum $9,625/month combined gross household income). Note: Income requirements apply only to the tenant's individual portion of rent if subsidized by housing assistance. - Open, active bankruptcy proceedings. 6. Additional Discretionary Review Factors Applications will be evaluated holistically using the following guidelines: - Credit Analysis: Credit history is evaluated on overall payment consistency and debt ratios. Applications will not be denied solely based on a credit score. - Rental History: Unfavorable references, history of repeated late payments, or damage to property may result in denial. - Eviction Limits: In compliance with District law, eviction filings or judgments older than 3 years will not be considered or checked. - Criminal Background Limits: Criminal history is reviewed on a case-by-case basis. In compliance with the D.C. Fair Criminal Record Screening for Housing Act, criminal history is evaluated only via a conditional offer process, and records older than 7 years are not considered. 7. Fair Housing & Source of Income ProtectionThe housing provider fully complies with the D.C. Human Rights Act. We welcome and accept all sources of income, including Housing Choice Vouchers (Section 8) and other government rental assistances.
