Owner pays for water. Renter is responsible for electric and internet. No dogs. The only pets permitted are one cat, and the cat must use a litter box. All forms of smoking are strictly prohibited, both inside the apartment and on the building grounds. Renter is responsible for maintaining the cleanliness of the property. I am looking for someone who is clean and will maintain the cleanliness of the property. Renter is responsible for small repairs that can be done without professional help (e.g., changing light bulbs). Renter is responsible for damage done to the property incurred by the renter and their affiliated parties (guests and pets). Owner is responsible for repairs to appliances and HVAC system. Home Owners Association is responsible for maintenance needs related to the building, which the owner will coordinate upon notice by the renter. Minimum 12-month lease with the option to extend on a month-to-month basis after the first 12 months. Security deposit of one month's rent is required, which will be returned to the renter upon the end of the lease so long as no repairs or repainting is needed after the renter moves out.
