1. Lease Duration The lease shall be for a minimum term of six (6) months, up to a maximum term of twelve (12) months, unless renewed or terminated according to this agreement. Any extension beyond the initial term must be agreed to in writing by both Landlord and Tenant. 2. Rent Monthly Rent: $2,550 per month. Rent is due on or before the 1st day of each month. Payments received after 5 days from the due date may incur a late fee of $25. 3. Security Deposit Tenant shall pay a security deposit of $1500 prior to move-in. The deposit will be refunded within 30 days after the lease ends and the property has been inspected. Deductions may be made for any unpaid rent, damages beyond normal wear and tear, or cleaning costs if necessary. 4. Utilities and Fees Tenant is responsible for payment of the following during the lease term: Gas Electricity Internet/Wi-Fi Homeowners Association (HOA) maintenance fees is included in rent. Landlord will remain responsible for: Sewer and trash services (unless otherwise stated in a written addendum). Property taxes and insurance on the dwelling. 5. Pets Up to two (2) pets are permitted on the premises, subject to Landlord approval. Tenant is responsible for any pet-related damage or additional cleaning. 6. Maintenance and Property Condition Tenant shall maintain the property in clean and good condition throughout the lease term. Tenant shall promptly report any needed repairs or damages to the Landlord. Tenant shall not make alterations, additions, or improvements without written consent from the Landlord. 7. Inspection and Move-Out Upon termination of the lease, Landlord will inspect the property within a reasonable time. The security deposit will be returned only if the property is left in good condition, with normal wear and tear excepted. 8. Governing Law This lease shall be governed by and construed in accordance with the laws of the State of Texas.
