Lease terms

Property Rules No smoking, vaping, or use of tobacco or cannabis products inside the home, garage, or any enclosed area of the property. Parking is permitted only in designated areas, including the driveway, garage, and secure gated parking area. Guest may park on the street Tenant must keep the property, yard, patio, deck, and storage areas in a clean and sanitary condition. No illegal activities are permitted on the property. Pets Pets are permitted with landlord approval. Pet rent of $35 per month per pet applies. A refundable pet security deposit of $300 is required. Tenant is responsible for any pet-related damage to the property. Utilities Tenant is responsible for all utilities, including gas, electric, water, cable, internet, and any other services used during the lease term. Storage and Recreational Equipment Outdoor storage shed may be used by tenant and must be maintained in good condition. Secure gated parking/storage area may be used for ATVs, jet skis, kayaks, small trailers, and similar recreational equipment at tenant's risk. Hazardous materials, non-running vehicles, or commercial equipment may not be stored on the property without written approval. Maintenance Tenant shall promptly report any maintenance issues or repairs needed. Tenant may not make alterations, install fixtures, paint, or perform significant repairs without the landlord's written consent. Occupancy Only occupants listed on the lease may reside at the property for more than 14 consecutive days without landlord approval. Tenant may use the deck, covered patio, and other outdoor living areas for normal residential purposes only. Tenant shall keep these areas clean and free of trash, and debris, No structural modifications, installations, or alterations may be made without the Landlord's prior written consent. Open flames, fire pits, and charcoal grills are prohibited on the deck.
