Please carefully review the applicant qualifications below before requesting a showing. Lease from move in date to January 31, 2027 with option to renew a 12 month lease upon renewing lease. No subleasing or short-term rentals (including Airbnb or similar platforms) are permitted without express written permission. No in-home daycare or elder care operations are permitted. Financial Requirements: -Minimum net household income should be approximately 3x monthly rent -First, last month's rent and security deposit are due at lease signing -Security deposit: $2975 Utilities & Property Responsibilities: -Utilities (water, sewer, garbage, and electricity) are included up to a reasonable monthly usage level of approximately $400, based on typical occupancy of 1 person. -Usage exceeding this amount may be billed proportionally based on occupancy and overall usage patterns. Excessive or unusually high utility usage including but not limited to electric vehicle charging or continuous high-load electricity use may incur additional charges. -$250 added utility fee for each additional persons. Rental & Background Screening Criteria: -Applicants will be evaluated based on a combination of credit, income, rental history, and background screening. Consideration will include: -Credit history and debt obligations -Rental or mortgage payment history -Prior evictions or landlord collections -Ability to demonstrate consistent payment of financial obligations -Condition in which prior residences were left -Applicants with patterns of unpaid rent, evictions, or significant unresolved collections may be denied. -Bankruptcies must be disclosed and will be reviewed on a case-by-case basis. -Criminal background screening will be conducted for all applicants 18 and older and evaluated on a case-by-case basis in accordance with applicable law. -Strong, verifiable rental history from non-family landlords is required when available (minimum 3 years preferred). Important Property Policies: -No smoking or vaping is permitted inside or on the property -No pets -Renter's insurance may be required prior to move-in Application Process: -Screening fee: $57 per applicant (non-refundable) -Applications are reviewed once complete and in the order received, in accordance with Washington State law -We do not accept incomplete applications Showing Policy: Showings are scheduled after a brief pre-screening conversation to ensure the property is a good fit for all parties.
