Excessive or unusually high utility usage including but not limited to electric vehicle charging or continuous high-load electricity use may incur additional charges. -$250 added utility fee for each additional persons. Rental & Background Screening Criteria: -Applicants will be evaluated based on a combination of credit, income, rental history, and background screening. Consideration will include: -Credit history and debt obligations -Rental or mortgage payment history -Prior evictions or landlord collections -Ability to demonstrate consistent payment of financial obligations -Condition in which prior residences were left -Applicants with patterns of unpaid rent, evictions, or significant unresolved collections may be denied. -Bankruptcies must be disclosed and will be reviewed on a case-by-case basis. -Criminal background screening will be conducted for all applicants 18 and older and evaluated on a case-by-case basis in accordance with applicable law. -Strong, verifiable rental history from non-family landlords is required when available (minimum 3 years preferred). Important Property Policies: -No smoking or vaping is permitted inside or on the property -No pets -Renter's insurance may be required prior to move-in Application Process: -Screening fee: $57 per applicant (non-refundable) -Applications are reviewed once complete and in the order received, in accordance with Washington State law -We do not accept incomplete applications Showing Policy: Showings are scheduled after a brief pre-screening conversation to ensure the property is a good fit for all parties.
