Lease terms

1. Lease Term & Payment Lease is month-to-month unless otherwise stated in writing. Rent is $8,000 per month, due in full and upfront by the insurance company, client, or placement agency. Partial-month stays will be billed at a daily prorated rate based on the monthly rent. 2. Security Deposit A fully refundable security deposit of $2,000 is required unless covered by the insurance company. Deductions will be made for damages beyond normal wear and tear, missing items, or excessive cleaning. 3. Utilities & Services Rent includes: Electricity, Gas, Water, Trash, Internet, Lawn Care. Any excessive utility usage (e.g. abnormal electric bills) may be billed to the tenant or insurer. 4. Occupancy Limits Maximum of 8 total occupants allowed at any time. No subleasing, short-term guests over 7 days, or transferring the lease without landlord's written permission. 5. Property Use & Conduct Property is for residential use only no parties, business operations, or illegal activity. Tenant agrees to maintain cleanliness and prevent damage during stay. No smoking and no pets unless agreed in writing. 6. Insurance Responsibility The insurance company or agency placing the tenant is responsible for: All rent payments Any damage not covered by tenant's security deposit Early termination fees if tenant is relocated or vacates early 7. Entry & Inspections Landlord may enter the property with 24-hour notice for routine inspections, repairs, or emergencies. 8. Termination Either party may terminate the lease with 15-day written notice (unless otherwise stated). Early termination by the tenant or agency requires payment for the full billing period unless waived by landlord.
