Renters must be clean and respectful of neighbors and community. Smoking is allowed outside. Not responsible for anything left outside, stolen or blown into the water. 10pm to 6am are community quiet times. The city water restrictions are at stage 3. Three AC filters need to be changed every month. All utilities and maintenance care is under contract and paid monthly with rent. Tenant to pay $950/month: Electric - $300.* City - Water/Gas/Trash - $175.* Pool - $250.* Pest Control - $25.* Internet - $75.* and Yard Service - $125.* Any overages, over the above capped amounts, will be sent to tenant for payment within 7 days.*

The inside of this beautiful home has lots of natural light, a large built in island with four stools for dining, granite counter top, sink, soft close Maple cabinets, wood shelves with wine glass hangers, stainless steel appliances, GAS range with vent hood, recess ceiling lighting on dimmer switches, stainless steel cable handrails extend to the second floor, and 100% padded, luxury vinyl plank flooring for your maximum comfort. The bedrooms include two - king beds, one - queen and one room as an office w desk, shelves, mini kitchen items. X-Large, hurricane impact picture windows and doors for your safety. Wood burning fireplace for those few winter days. Remote wood fans in living room & all bedrooms, UV blinds on all windows, smoke detectors, newer AC's, and a garage. The garage has two remote garage doors. One side can opened pool side for added seating and shade area, plus TV viewing, refrigerator/freezer for beverages and food. Excellent breeze with both doors opened. We are located at the widest part of the canal. Lots of bird wild life on this canal. Enjoy Island life and it's activities years around. Ski Basin, July Fireworks and Christmas Boat Parade. Golf Carts & ATV's allowed on most streets. (NOT Park Rd 22) Beach Access - one mile Ski Basin -1/4 mile by boat. (5 miles per hour while in canal waterways.) Gulf Intracoastal Waterway 1/4 mile. Fast out by boat or jet ski. Marker 37 - one mile by boat. The IGA grocery store, many restaurants and bars are also within one mile. Seashore Charter Schools are one mile away. You can drive your vehicle, walk, bike or use your golf cart to arrive at most places on the island. No short-term Airbnb, or subletting to others allowed!
