Lease terms

One (1) year minimum lease. The tenant is responsible for all utilities and snow removal. Landlord provides lawn care services and yard maintenance, included in rental fee. No smoking inside the home or garage, no exceptions. Pet Policy: One (1) dog or one (1) cat is allowed for an additional $25 monthly pet fee and a one-time refundable $300 pet deposit due upon signing. For dogs, non-aggressive breeds only: no pit bulls, rottweilers, boxers, doberman pinschers, wolf hybrids, or similar breeds. Other domestic pets (e.g. reptiles) will be determined on an individual fee basis. Tenant Qualification: All occupants aged 18 or older must submit an application and pass a background, eviction, and credit check via Zillow Rentals (*see applicant instructions below). All financially responsible leaseholders must have a minimum individual credit score of 660, and the gross monthly household income of all applicants combined must be at least 3 times the monthly rent. A security deposit equal to one month's rent is due at lease signing along with the first month's rental fee. For serious applicants: All applicants interested in signing a lease will need to first apply for occupancy using the Zillow Rentals background-credit verification check ($35 per adult, refer to details below).
