Lease Terms & Rental Policies BJ's Rental Properties is looking for responsible tenants who will care for the home, follow the lease agreement, and respect the property and neighborhood. Lease Agreement All adult occupants must be listed on and sign the lease agreement. No additional occupants, roommates, subleasing, or long-term guests are allowed without prior written approval from the property owners. Rent & Late Fees Rent is due on the 1st day of each month. Rent is considered late after the 5th day of the month. A late fee of $25 per day will be charged beginning on the 6th day until the balance is paid in full. If rent remains unpaid on or after the 10th day of the month, the property owners may begin the legal process allowed under Missouri law, including termination of tenancy and/or eviction proceedings. Utilities & Services Tenants are responsible for placing the following utilities and services in their name and keeping them current during the entire lease term: Water Sewer Electric Internet The property owners will pay for trash service and routine mowing unless otherwise stated in the lease. Smoking, Drugs & Illegal Activity No smoking, vaping, illegal drug use, drug possession, or illegal activity is allowed anywhere on the property, inside the home, garage, driveway, yard, or common areas. Violation of this policy may be considered a material breach of the lease. HOA & Neighborhood Rules Tenants must follow all HOA rules, neighborhood restrictions, city ordinances, parking rules, trash rules, noise rules, and any other applicable community requirements. Any fines, penalties, or costs caused by the tenant, occupants, guests, pets, or invitees will be the tenant's responsibility. Lease Break / Early Termination If the tenant breaks the lease before the lease term ends, the tenant will be responsible for an early termination buyout equal to three months' rent, in addition to any unpaid rent, utilities, damages, cleaning fees, HOA fines, or other charges owed under the lease. Early termination must be approved in writing by the property owners. Owner Access & Maintenance The property owners or their authorized representatives may enter the property with proper notice for inspections, repairs, maintenance, filter changes, safety checks, or other lawful reasons. At minimum, the owners plan to enter the property two times per year for routine maintenance, inspections, and filter replacement. Property Condition & Alterations Tenants may not alter, remove, damage, paint, modify, install, replace, or change any part of the home, garage, yard, fixtures, appliances, flooring, walls, doors, locks, landscaping, fencing, or other property features without prior written approval from the property owners. This includes but is not limited to changing locks, installing satellite dishes, mounting TVs, removing doors, changing garage equipment, altering fencing, or making repairs without approval. Garage, Gate & Access Rules Garage access codes, remotes, keys, and entry devices must be used only by approved tenants listed on the lease. The property owners reserve the right to maintain owner access to the garage and property systems as needed. Tenants may not change garage codes, disable access, install additional locks, block owner access, or lock any gate in a way that prevents owner, maintenance, HOA, utility, or emergency access. Tenant Responsibility Tenants are responsible for keeping the property clean, sanitary, safe, and in good condition. Tenants are responsible for damage caused by themselves, occupants, guests, pets, or anyone they allow on the property. Any damage beyond normal wear and tear may be charged to the tenant. Approval Required Any exceptions, changes, additional occupants, pets, alterations, repairs, or special requests must be approved in writing by the property owners before they occur. Verbal permission will not modify the lease.
