Term and Occupancy Minimum Stay: 30 consecutive days. 1. Occupancy: This unit is intended for the named Resident(s) only. Subletting or unauthorized long-term guests are prohibited. Occupancy Limits and Overnight Guests. The Premises shall be occupied solely by the named Tenant(s) on this Agreement. Tenant may host overnight guests for a maximum of three (3) nights total during the entire one-month rental term. Hosting any guest for more than three (3) consecutive nights, or for a total exceeding three (3) nights, is strictly prohibited and constitutes an immediate material breach of this Agreement. No guest may bring large personal belongings (such as furniture or excessive luggage) onto the property, receive mail or packages at the address, or possess keys/access codes. Tenant agrees to be fully liable for the conduct, actions, and any property damage caused by their guests. Any unauthorized occupancy will result in immediate termination proceedings as permitted under RCW 59.18, and the Tenant will be subject to an unauthorized occupant fee of $100 per night for every night the guest remains past the allowed limit. 2. No Smoking & No Marijuana Policy 100% Smoke-Free Property: This is a strictly smoke-free and vape-free environment, both inside the unit and across all exterior grounds (including the shared backyard, driveway, and patio). Marijuana/Cannabis Prohibited: The smoking, vaping, or burning of marijuana/cannabis is strictly prohibited on the premises. This includes all forms of tobacco and herbal products. Penalty: Any violation of this policy is a material breach of the lease and will result in a $500 specialized deep-cleaning and de-ionization fee to restore the unit and furnishings. 3. Resident Responsibilities & Maintenance Reporting Duty to Notify: Resident agrees to notify the Owner immediately (within 24 hours) of any malfunctions, leaks, or "things going bad" regarding the property's condition (e.g., plumbing drips, appliance issues, or HVAC changes). Prevention of Damage: Early notification is required to prevent minor issues from becoming major repairs. Failure to report known issues that lead to preventable property damage may be charged against the Security Deposit. 4. Driveway, Parking & Access Assigned Parking: Resident is assigned the unit garage or legal street parking where allowed. Driveway Access: Resident and guests are strictly prohibited from parking in or blocking the main driveway at any time. The main driveway must remain clear 24/7 for primary residence access and emergency vehicles. Vehicles blocking the driveway are subject to immediate towing at the owner's expense. 5. Shared Spaces & Owner's Pet Shared Backyard: The backyard is a shared common area. The owners reside in the primary residence and have a dog that utilizes the yard. Maintenance: Owners handle all pet waste removal and landscaping. Resident agrees to keep all gates securely closed at all times. 6. No Pets Policy (Resident) Notwithstanding the owner's pet, this unit is strictly "No Pets" for the Resident. No visiting animals are permitted. 7. HOA Compliance: This property is subject to the rules and regulations of the Herzog Farm Homeowners Association. Resident agrees to abide by all CC&Rs, Bylaws, and Rules of the Association. A copy of these rules will be provided at move-in. Any fines issued by the HOA due to the Resident's (or their guests') actions, including but not limited to improper parking, visible trash cans, or noise violations, will be the sole financial responsibility of the Resident and due immediately as "additional rent." Quiet Hours: To ensure the peace and repose of the neighborhood and the primary residence, Quiet Hours are strictly enforced from 10:00 PM to 7:00 AM daily. During these times, no loud music, boisterous activity, or disruptive noise should be audible outside the unit.
