Lease terms

Term of Lease: The term of this lease shall begin on September 1, 2025 and end on April 30th, 2026 unless otherwise terminated as provided herein or superseded by another lease agreed upon and signed by both parties. Rent and Payment: The Tenant agrees to pay the Landlord a monthly rent of $1000. Rent is due on the 1st day of each month, beginning on September 1st. Payments shall be made to the Landlord at the address provided above or by another means agreed upon by the landlord/tenant. Late fees: A late fee of $50 will be assessed if rent is not received within 5 days after the due date. Security Deposit: Tenant shall pay a security deposit of $500 prior to taking possession of the Premises. This deposit will be returned to the Tenant within 10 days of the lease's termination, minus any costs for damage, cleaning, or unpaid rent. Utilities: All utilities are included in rental price, with the following notes: Space heater premium: $100/month additional charge per space heater if the tenant uses one or more space heaters during any month of renting. Use of Premises: The Premises shall be used solely for residential purposes and occupied as a primary residence by no more than the agreed upon persons listed above under the "Lessee" section. (Visitors are welcome to stay!) The Tenant agrees to comply with all local laws, regulations, and ordinances, including zoning laws and noise ordinances. Maintenance and Repairs: Tenant agrees to maintain the Premises in good condition and promptly notify the Landlord of anything that is not working properly or any needed repairs. The Landlord is responsible for major repairs (e.g., plumbing, electrical, structural issues). Tenant is responsible for minor repairs/replacements (eg. a broken lightbulb) and regular maintenance, such as keeping the property clean, getting and setting traps for ants and mice, etc. Additional Terms Smoking of any substance and all non-prescription drug use are prohibited on the property. Pets are not allowed (with the exception of e.g. a small fish bowl). Subletting: Tenant may not sublet or assign the Premises or any part thereof to any other person or entity without the prior written consent of the Landlord. Termination of Lease: Tenant may terminate this lease early by providing 60 days written notice to the Landlord. Landlord may terminate the lease for breach of terms, including non-payment of rent, or violation of lease clauses. Upon termination or anticipated end of lease, Tenant agrees to vacate the premises, return all keys, clean the property, and leave the property in otherwise good condition (except for normal wear and tear). Right of Entry: Landlord has the right to enter the Premises (with 24 hours notice) to inspect or make repairs to the property. In case of emergency (e.g. fire, burst pipe, etc.), Landlord may enter the Premises without notice. Insurance: Tenant is advised to carry renter's insurance to cover personal belongings. The Landlord is not responsible for any loss or damage to Tenant's personal property. Dispute Resolution: Any disputes arising out of this Agreement shall first be attempted to be resolved through mediation before resorting to legal action. Governing Law: This Lease Agreement shall be governed by the laws of the state of California. Entire Agreement: This Agreement constitutes the entire understanding between the parties and supersedes any prior written or verbal agreements. Any amendments must be in writing and signed by both parties.
