Lease terms

12 Month Lease Rent:$1550/month Deposit:$1600 Age Each leaseholder must have the legal capacity to enter into a binding lease agreement. All occupants 18 years of age or older must complete an application and undergo screening. Application Fee: $75 per applicant (non-refundable). Income Combined gross monthly income of the leaseholder(s) must equal at least three (3) times the monthly rent. Income must be stable, lawful, and verifiable through documentation reasonably requested during the application process. Employment Applicants must demonstrate sufficient, stable, and verifiable income to satisfy the income requirements. Employment is one method of verification, but other lawful and verifiable income sources will also be considered. Self-Employment Self-employed applicants may be required to provide additional documentation, such as recent tax returns, bank statements, profit and loss statements, or other documentation sufficient to verify income. Rental History Rental history will be evaluated based on payment history, lease compliance, damages, and landlord references. Credit Credit history will be evaluated as part of the overall application. Applicants with limited or no credit history may be asked to provide additional documentation or an additional security deposit where permitted by law. Criminal, Sex Offense, and Terrorist Database Check: Criminal history is evaluated on an individualized basis, consistent with applicable law, considering the nature and severity of the offense, the time elapsed since conviction, the applicant's age at the time of the offense, evidence of rehabilitation, and other relevant information provided by the applicant. Arrests not resulting in conviction are not considered. Renter's Insurance We require $100,000 of renter's liability insurance on the property. Proof of coverage must be provided prior to move-in and upon renewal of the policy during the lease term. Animals A maximum of 2 pet(s) are permitted on the property. Additional restrictions may apply. Reasonable accommodation requests for assistance animals will be evaluated in accordance with applicable fair housing laws. Documentation may be requested when permitted by law. Breed, size, and pet restrictions do not apply to approved service animals or other assistance animals as required by applicable law.
