Lease Terms & Requirements Monthly Rent: $7,750/month (Special introductory rate for the initial 12-month lease term). Security Deposit: $7,750 (Fully refundable). Move-In Cost Structure: Prior to occupancy, the standard move-in cost requires the First Month's Rent and a 1-Month Security Deposit. Pre-Payment Flexibility: The owner is open to negotiating a reduced monthly rental rate for qualified tenants interested in an advance payment structure (minimum 6 months). Utilities: Tenant pays for Electricity, Propane, and Trash (billed monthly at actual cost). Standard Utilities & Maintenance Included: Includes property management, standard seasonal landscaping, routine pest control, and private well water/septic system maintenance. (Note: Any tenant-requested upgrades, custom landscaping additions, or extra service frequencies beyond the standard package will be at the tenant's sole financial expense). Pet Policy: $100/month per approved pet. Move-Out Cleaning: Tenant agrees to have the estate professionally cleaned upon move-out by the owner's preferred cleaning team (an itemized receipt will be provided). Furnishings & Customization: The estate is offered fully furnished. If a tenant requests the removal of any existing furniture, the tenant is entirely responsible for all professional moving labor and monthly climate-controlled storage costs required to safely store the items, as well as the cost to professionally return and reset them at move-out. Tenant Screening Criteria & Standards Income & Credit: Verifiable gross income of at least 2.5x the initial monthly rent ($19,375/month minimum) and a 680+ credit score. Property Rules: Strictly non-smoking on the estate. Quiet hours are observed from 10:00 PM to 8:00 AM out of respect for neighbors. Lease Flexibility: Flexible term options are available, perfectly suited for 1-month to 12-month stays. Availability & Showings Availability: Fully leased for July.
