Property Address: 13638 S Watts Ln, Riverton, Utah, 84096 Description: Brand new basement apartment, 2 bedrooms, 2 full bathrooms, private entrance. Includes all new stainless steel appliances, washer & dryer, modern finishes, large closets. 3. Lease Term Start Date: - End Date: 12 month lease Type: Fixed-term lease, converting to month to month unless renewed or terminated with 30 days' notice. 4. Rent Monthly Rent: $1,750.00 Due Date: First day of each month Late Fee: $50.00 if rent is not received by the 5th of the month Accepted Payments: Cash, Bank Transfer, Zelle, and Venmo. 5. Utilities & Services Included in the $300 monthly flat fee. Water, electricity, gas, internet, access to pool & gym. Tenant Responsible For: None, provided the flat fee is paid. Alternative structure: Utilities are billed as a flat $300/month in addition to rent, payable with rent each month. Tip: In the lease, clearly state whether the $300 is considered "additional rent" and whether it's fixed or subject to change. 6. Security Deposit Amount: $1,750.00 Purpose: Covers damages beyond normal wear and tear, unpaid rent, or other lease violations. Maintenance & Repairs Landlord Responsibilities: Maintain structural components, HVAC, plumbing, electrical, and appliances provided. Tenant Responsibilities: Keep the unit clean, replace light bulbs, keep smoke detector batteries fresh, and promptly report any maintenance issues. Emergencies: Contact landlord immediately. 11. Renters Insurance Not required. 12. Rules & Restrictions Smoking: Not permitted anywhere inside the unit or within 25 feet of the building. Alterations: No painting, drilling into walls, or modifications without prior written consent. 13. Early Termination Break Lease Fee: Tenant may terminate early only with landlord's written consent and payment of a fee equal to 2 months' rent plus any advertising costs, or as allowed by Utah law. 14. Governing Law This lease is governed by the laws of the State of Utah, including the Utah Fit Premises Act and applicable landlord tenant statutes.
