Lease terms

Lease Terms * Monthly Rent: $3,850 * Lease Term: 12-month lease preferred (longer lease terms may be considered). * Security Deposit: One month's rent (subject to applicant qualifications). * Application Fee: Required for each applicant 18 years or older to cover credit, background, eviction, and rental history screening. * Income Requirement: Household income should be at least 3 times the monthly rent. * Utilities: Tenant is responsible for all utilities, including electricity, gas, water/sewer, trash service, cable, and internet. * Lawn Care: Tenant is responsible for maintaining the lawn and landscaping unless otherwise agreed in writing. * Smoking Policy: No smoking permitted inside the home. * Occupancy: Maximum occupancy must comply with all applicable local and state housing regulations. * Pets: Pets will not be considered on a case-by-case basis with owner approval. Additional pet fees or deposits may apply. * Renter's Insurance: Required prior to move-in and throughout the lease term. * Move-In Requirement: First month's rent and security deposit are due before possession of the property. * Availability: Available for immediate occupancy, subject to application approval.
