Lease terms

Tenant responsible for all utilities (electric, gas, water, internet). Owner pays HOA fees. Security deposit equal to one month's rent due at lease signing. First month's rent due prior to move-in. Minimum lease term: 12 months. Longer-term lease preferred. No smoking allowed inside the property. Pets considered on a case-by-case basis with additional pet deposit and/or monthly pet rent. Tenant responsible for minor maintenance (light bulbs, air filters, basic upkeep). Parking available via attached garage and community spaces. Application required for all occupants 18+. Screening includes credit, income, rental history, and background check. Minimum income typically 3x rent. Renter's insurance required prior to move-in.
