Lease terms

LEASE TERMS AND CONDITIONS Property: New Britain, Connecticut 06053 The following terms and conditions are part of the Lease Agreement and are agreed to by the Landlord and Tenant(s): 1. No Smoking Smoking or vaping of any kind is strictly prohibited inside the apartment, in common areas, hallways, stairwells, or any enclosed portion of the property. Tenant is responsible for any cleaning, deodorizing, or repair costs resulting from violations of this policy. 2. Cleanliness and Maintenance Tenant agrees to keep the apartment in a clean, sanitary, and safe condition at all times. Tenant shall properly dispose of all garbage and household waste and maintain the premises in a manner that prevents odors, pests, or damage. 3. Trash Removal Tenant is responsible for placing all trash and recycling at the designated collection area on scheduled pickup days and for removing trash containers promptly after collection, if applicable. Trash shall not be allowed to accumulate inside or outside the apartment. 4. Utilities Tenant is responsible for establishing and paying for all gas and electric service during the lease term unless otherwise stated in writing by the Landlord. 5. Pet Policy No pets are permitted on the premises except fish kept in an aquarium and small caged animals. Any permitted animal must be kept in its enclosure at all times. Animals are not permitted to roam freely inside or outside the apartment or anywhere on the property. Unauthorized pets or violations of this policy shall constitute a breach of the lease and may result in lease enforcement as permitted by Connecticut law. 6. Property Care Tenant agrees to maintain the apartment in good condition and to promptly notify the Landlord of any maintenance issues or needed repairs. Tenant shall not intentionally or negligently damage the property. 7. Compliance Tenant agrees to comply with all applicable federal, state, and local laws, as well as all reasonable rules and regulations established by the Landlord that are consistent with Connecticut law.
