Lease terms

1. Rent Tenant agrees to pay monthly rent in the amount of $3200, due on or before the 1st day of each month. Rent shall be paid to the Landlord at the address designated by the Landlord or through an approved electronic payment method. 2. Late Payment Rent not received within 15 days of the due date may be subject to a late fee of $50, in accordance with Massachusetts law. 3. Security Deposit Tenant shall pay a security deposit equal to one month's rent ($3200) prior to occupancy. The deposit will be held and returned in compliance with Massachusetts security deposit laws, less any lawful deductions for damages beyond normal wear and tear. 4. Use of Premises The premises shall be used solely for residential purposes by the Tenant and approved occupants. Tenant shall not engage in illegal activities or conduct that disturbs neighbors. 5. Maintenance and Repairs Tenant agrees to maintain the premises in a clean and sanitary condition and promptly notify Landlord of needed repairs. Tenant is responsible for damage caused by negligence or misuse. 6. Utilities Tenant shall be responsible for payment of the following utilities: electric and gas and any other . Entry by Landlord Landlord may enter the premises with reasonable notice for inspection, repairs, or to show the property to prospective tenants or buyers, except in emergencies where immediate entry is permitted. 8. Termination / Renewal Unless otherwise agreed in writing, the lease will terminate at the end of the stated term. Renewal or conversion to a month-to-month tenancy must be agreed upon by both parties. 9. Compliance with Law Both Landlord and Tenant agree to comply with all applicable Massachusetts state and local housing laws and regulations.
