Lease terms

Possession will be after the current tenants' lease expires at the end of July. The maximum number of adult tenants is three. The owner lives in the upper duplex and he is a great landlord. Bill Altier will provide the Lease Application Form and Instructions to each tenant and guarantor if applicable. Lease Application: Verifications of Income & Employment, and School Enrollment if applicable: Income (copies of past 3 months' paystubs or Bank Deposits), Written/Signed Employment Verification and School Enrollment. a Phase 1 $38 On-Line Soft Credit//Eviction Reports processed by MySmartMove. Once the lessor reviews the Phase 1 and all verifications: Proof of Income (copies of past 3 months paycheck stubs, or bank statement showing income deposits. If applicant is in school, a verification of school enrollment is required, when reviewed and acceptable, the lessor will then require the applicant to pay an additional $10 fee to MySmartMove to run a criminal background report. There is No Security Deposit. A $1,000 non-refundable move-in/move-out fee is required and payable at the time of lease execution. The owner prefers a 2-year lease agreement subject to the owner's approval for the second year 60 days before the lease expiration of the first year. No Smoking. No Pets. The lease agreement will be written on the Chicago Apartment Lease Agreement Form with all required Disclosures.
