Lease terms

No Pets Tenant shall not keep, harbor, or permit any pets, animals, or livestock on the premises at any time without the prior written consent of Landlord. Unauthorized pets constitute a breach of this Agreement and may result in removal, a fine of $___ per occurrence, and/or termination of tenancy. Service animals and emotional support animals will be accommodated in accordance with applicable law; Tenant must provide documentation when requested. No Smoking Smoking of any kind (including but not limited to cigarettes, cigars, pipes, e-cigarettes, and vaping devices) is strictly prohibited inside the premises and within ___ feet of any building entrance, windows, or ventilation intakes. Violation of this no smoking policy is a material breach and may result in remediation costs, a cleaning fee of $___, and/or termination of tenancy. Utilities Tenant shall be solely responsible for the payment of all utilities and services for the premises during the term of tenancy, including but not limited to electricity, gas, water, sewer, trash collection, internet, and cable, unless otherwise agreed in writing. Tenant must place all utility accounts in Tenant's name and provide proof of activation within ___ days of lease commencement. Failure to maintain utility service that results in damage or violations may be charged to Tenant. Remedies and Damages Tenant shall be liable for any costs, damages, cleaning, pest control, deodorization, or repairs resulting from violation of the No Pets or No Smoking provisions. Landlord may deduct such costs from Tenant's security deposit and pursue additional recovery if necessary. Inspection and Enforcement Landlord (or Landlord's agent) may inspect the premises in accordance with the Notice provisions of this Agreement and applicable law to verify compliance with these provisions. Complaints or evidence of violations shall be investigated and may be enforced by fines, repair charges, or lease termination.
