Lease terms

LEASE TERMS AND SCREENING CRITERIA Rent: $2,850 per month. Security deposit required. Minimum lease term: 12 months unless otherwise agreed in writing. No smoking or vaping inside the home. Tenant is responsible for electricity, water, gas, internet/cable, lawn care, and other tenant-selected services. Garbage/recycling is included unless otherwise stated in the lease. Pets are considered on a case-by-case basis, subject to approval, pet screening, pet agreement, and any applicable pet rent or pet deposit. Dogs: $25/month pet rent per approved dog. Cats: no monthly pet rent. Unauthorized pets are not permitted. Washer and dryer are included for tenant use. Tenant is responsible for ordinary care of the home, yard, appliances, fixtures, and community rules/HOA requirements applicable to residents. Texas Notice of Tenant Selection Criteria: Before submitting an application, applicants should review the landlord's tenant selection criteria. Applications may be evaluated based on factors including current income, employment or income verification, credit history, previous rental history, eviction history, criminal history, occupancy limits, pet information, references, and whether the applicant provides accurate and complete information. Signing or submitting an application indicates that the applicant has had the opportunity to review the landlord's tenant selection criteria. The tenant selection criteria may include factors such as criminal history, credit history, current income, and rental history. If an applicant does not meet the selection criteria, or if the applicant provides inaccurate or incomplete information, the application may be rejected and the application fee will not be refunded. General screening standards may include: verifiable household income sufficient to support the rent; acceptable rental or housing history; no material false, misleading, or incomplete information; no unpaid landlord debt, unresolved eviction history, or serious lease violations that indicate an unacceptable rental risk; acceptable credit history considered as part of the overall application; and background/criminal history reviewed in a manner consistent with applicable law.
