Lease terms

General Terms - 12 month lease. - Tenant responsible for all utilities and must be in tenant's name. - 2 cars. - Pets: Pets - cats only, case by case basis. $400 deposit required. - No smoking. - Tenant responsible for yard care . - Further details in lease agreement. - Renters insurance of at least $100,000 for the duration of the lease must be maintained with the landlord/owner listed as additional interested party. - Tenant's agent commission: 40% of 1 months rent. ALL residents or co-signers age 18+ will need to formally apply, go through a credit and criminal background check, and be formally approved. Leasing requirements: - Credit score of 600 - Confirmed household income of $6,900/month; co-signers must demonstrate a monthly income or $11,500/month - Passing a criminal and credit background check - No evictions - Good previous landlord reports - Deposit-to-hold payment within 24 hours of lease offer We run a background/criminal/credit and income verification check through a protected site called RentPrep. This requires critical information such as drivers' license, social security number, and employer's contact information. This information is required and is not negotiable. Every adult will be screened at a cost of around $60 per adult. Note: we will let you know if another person has applied and paid the screening fee prior to you, as anyone who meets minimum screening criteria and have confirmed details via the formal background check will be offered a lease. We will not accept an application fee if another person has been offered a lease. Tenant must fill out an initial screening and only then will a viewing be scheduled.
