Lease terms

Term: The initial lease term for this property is **6 months, from November 1, 2026 through April 30, 2027**. Annual renewal terms may be available thereafter. Rent: The monthly base rent is $1,725. Pet Policy: A maximum of 2 pets are permitted. Pet rent is $50 per month, per pet, in addition to the monthly base rent. Income Requirement: Applicants must have verifiable gross income of at least three times the monthly base rent ($5,175 per month). The property is not currently participating in the Housing Choice Voucher (Section 8) Program. Security Deposit: A security deposit equal to one month's base rent ($1,725) is required upon signing the lease. Renter's Insurance: Renter's insurance is required for all tenants for the duration of the lease. Subletting Policy: Subletting is not permitted. Tenant Responsibilities: Tenants are responsible for reasonable upkeep and maintenance of the property and landscaping, including: -Lawn mowing -Leaf raking, as applicable -Keeping exterior areas and sidewalks reasonably clean -Snow and ice removal, as applicable -Utilities not specifically provided by the landlord Landlord Access: The landlord will provide at least 24 hours' notice before entering the property, except in emergencies or other circumstances permitted by the lease or applicable law. Early Termination: Early termination penalties depend on the time remaining on the lease: -Before Move-In: Security deposit and any rent paid at signing are forfeited. More than 3 months remaining: 60 days' written notice, rent through termination date, 2 months' rent penalty, and security deposit forfeiture. -2 3 months remaining: 30 days' written notice, rent through termination date, 1 month's rent penalty, and security deposit forfeiture. -Less than 2 months remaining: 30 days' written notice, rent through termination date, and security deposit forfeiture. No additional penalty fee. Replacement Tenant Exception: Early-termination penalties and automatic security-deposit forfeiture are waived if an approved replacement tenant signs a new lease and takes possession. The departing tenant remains responsible until that occurs. Smoking Policy: Smoking is not permitted on the premises. Utilities: Tenants are responsible for all utilities except security and trash, which are provided by the landlord.
